What is a home measurement or floorplan service?

Measurement services are just what they sound like: Based on what you need, an appraiser will measure the home's dimensions and square footage, then draw a basic or highly detailed layout. The appraiser's report and floorplan is a form that can be used to prove a precise Gross Living Area (GLA), the total livable area, of your home. These services are useful and sometimes essential when disputing property taxes or selling a property.

How does a measurement service work?

During a measurement or floorplan service, an appraiser takes measurements of your property with a measuring tool — either a tape measure or laser measuring device. As they move around the house, they notate the layout of the rooms and other features, like stairs, hallways, and pantries. They may sketch out the property. Then, the appraiser develops a report and detailed sketch showing the total living area and the overall layout of the home. The final product is a document that can be used to prove certain details about your property — like the Gross Living Area (GLA) — on tax documents, home listings, and more.

When is a home measurement or floorplan service required?

Real estate taxes

Tax records frequently reflect inaccurate square footage because the values can come from various sources, and occasionally go unproven — which means you may be paying for more space than you own! Unless an appraiser has recently completed an evaluation on your property (after any updating that might have affected square footage), you'll need an appraiser to perform a measurement service before disputing your taxes. An appraiser verifies the accurate Gross Living Area (GLA) of your property so your taxes can reflect the actual square footage — and you can stop paying more than your property is worth.

Putting your property on the market

A floorplan service can ensure that you're paid a fair price for your property. Area is one of the biggest factors potential buyers look for when purchasing a house — but since these values are frequently estimated rather than accurately measured, your home listing might show less Gross Living Area (GLA) than it actually has. An inaccurate GLA not only reduces the potential selling price for your property, but possibly even the amount of interested buyers. The only reliable method of using a precise GLA when listing your home is to reference a previous appraisal or home measurement service carried out by a certified appraiser (after any updating that may have affected square footage).

Material for agents

To make sure that your client's property closes at a price that appropriately reflects true market value, we recommend asking for a measurement of the property. Your clients, and especially potential buyers, will appreciate your thoroughness, and you can rest assured knowing the GLA on your client's listing is truly representative of their home. A floorplan can also be an excellent marketing tactic for enticing potential buyers since they can see the layout and attributes of the property before and after a walkthrough.
